The Thompsons are a retired couple whose children have recently moved out. They decided that the time was right to upgrade to a home of their dreams. The Thompson’s house was initially built in the 1970s and had a D2 rating.

Following the initial consultation, the Thompsons went ahead with a deep analysis of their building fabric and energy upgrade requirements prior to works commencing. This specialised technical assessment included a Building Energy Rating, Air Tightness Test and a HLI (Heat Loss Indicator) report*.

These reports were discussed in detail with the Thompsons which enabled an upgrade package to be designed that suited their needs and guaranteed a post-works BER of A2. As part of this project, they installed external wall insulation, floor and roof insulation, new windows and doors, a heat pump, radiators and underfloor heating, a new stove, solar PV and a demand controlled ventilation.

This energy improvement and BER uplift secured grant funding of €30,000 including additional Energia support

Credit Union Loan – The Thompsons borrowed €44,000 from their local credit union in order to fund the project. As their house was being upgraded to an A2 rating, they qualified for a low cost loan at 4.79% (4.9% APR**). Setting the loan term over 10 years, the Thompsons have monthly loan payments of €462.40

Following completion of the works, a further BER was conducted post works to confirm that the Thompsons home is now A2 rated. It is now much warmer and more comfortable to live in. They have significantly reduced their energy bills and their carbon footprint by eliminating the use of fossil fuels.

* The Initial Survey cost (Pre works BER, Tech Assessment, Proposed Works, + Link to software calculation) was €676.50 (inclusive of VAT @23%). For this particularly large BER uplift case, an initial Air Tightness (Pressurisation) test was also required at a cost of €418.20 (inclusive of VAT @23%)

**A €44,000 home improvement loan over 10 years at a 4.79% interest rate (4.9% APR) has 120 monthly repayments of €462.19. The total amount repayable is €55,449.73.
